Want To Buy A Waterfront Home In Annapolis?

Can you just imagine sitting by the window of your waterfront home in the morning with a cup of coffee and the morning newspaper or a good book?  One of my favorite activities is watching the ever changing skyline and water, boats passing by and all the variety of waterfowl around here.  Since I live near the water in a water privileged community and do not presently own waterfront property, I do these things from the private community beaches that I have access to as a resident or while at a neighbors waterfront house.  The Severn River, which has been designated as a Maryland Scenic River, is behind the houses across the street from mine.

Three Key Concerns About Owning an Annapolis Waterfront Home

Cost.  No doubt about it, waterfront property is expensive, even after the downturn.  But that is relative,  A property today that lists for 1.5 million dollars at 4.5% interest on a 30 year note, is a bargain compared to the same home during the market run-up at a higher interest rate.  So if you’ve been waiting to buy waterfront, there is no time like the present.  Alternatives to the high price could be a water view property or a property in a water access or water privileged community.

Taxes.  I often joke that I get all the benefits of being near the water while my waterfront friends up and down the street have the big property tax bill.  No question, property taxes are higher on waterfront homes.  Taxes on a modest non waterfront home in my neighborhood on less that a third of an acre are over $2,000 per year.  Property tax on an undeveloped lot on my street is more than double.  Of course an improved waterfront property will have a comparatively higher tax bill.  Of course, you will pay property tax wherever you live, so it is just a question of whether or not it is worth it to you.

Maintenance.  Prolonged exposure to the elements can take its toll on a house and grounds that are not waterfront, however exposure, particularly to salt or brackish water (part salt-part fresh) will definitely require more frequent attention to exterior maintenance.  The good news is that recently developed construction materials can reduce the water-related maintenance concerns.

Personally for now, I am content to take a five minute walk to the beach with my chair, book and beverage, to enjoy the passing parade of boats, birds and neighbors.  If you desire more than that, give me a call and let’s go look at waterfront property.
